Visionary set the bar for the quality of modern offices in Prague

Top green building

The Visionary building received a total of 95 points in the international LEED environmental certification, placing it among the top sustainable office buildings in Europe and the world. According to the available information, in the year of its completion, Visionary was the highest-rated green building in Central and Eastern Europe, ranking second in the European context (behind the AA81 office building in Madrid with a score of 97 points) and sharing the fourth place in the world with two other buildings.

The independent certification authority praised the thoughtful design of the building for its maximum sustainability, its high level of construction quality, interesting architectural design and innovations, and new tech solutions.

Sustainable building

Thanks to its design and technological equipment, Visionary reduces energy costs by 42.9% and saves 40% of potable water consumption. More than 85% of the permanent workstations in the building have sufficient access to daylight and almost 100% of the workstations have a view of the outside.

LEED certification for Visionary also positively evaluated the consistent use of environmentally friendly materials in the interior of the building with zero or low organic volatile content, as well as recycled content building materials (16%[1]), FSC-certified wood (58%) and locally sourced materials (37%).

Sports pitch and summer cinema

Within the project, we ensured that there was enough open space and green areas for both the tenants of the building and visitors to the surrounding area. Among the great assets of the project are a multifunctional sports field, a garden with pleasant seating and a fountain, a summer cinema, and a running track on the rooftop terrace. For employees of the companies located in the building, Visionary has plenty of bicycle racks, lockers for cycling equipment, a place for minor repairs, or free towel service. Facilities for athletes also include showers and changing rooms. There is an electric vehicle charging station at the project.

Kindergarten and medical clinics

Visionary also includes a kindergarten, which we built on the ground floor of the building. It is intended for residents of the Prague 7 district and several places are also reserved for employees of companies based in Visionary. A playground is reserved for children behind the building.

A Medicon clinic, a pharmacy, and an Ošatka health food store were opened in the Visionary. All of these can be used both by tenants and especially by people living in the area.

First WELL-certified building in Prague  

In 2019, Visionary was the first office building in Prague and the Czech Republic to receive the international WELL^TM Core & Shell interior quality certification. An independent survey focused on the following topics and evaluated them from the perspective of the interior users: 

• Light
  Natural daylight is provided to more than 85% of all regularly occupied spaces. The project is designed with big element façade panels which maximize natural daylight.

• Mind
  Adaptable spaces: in the building, there are many terraces and balconies with sittings areas, trees, and chairs, which can be used by the employees during the day to have a break and enjoy the fresh air.

  Outside areas: an atrium with wooden platforms is used during the day by tenants, visitors, and the public as well. Movies can be projected onto an outdoor cinema screen.

  Biophilic elements are integrated into the design of the building such as a staircase resembling a seashell, a railing to echo bamboo, and lights as flowers.

• Fitness
  A running track on the roof gives an opportunity to relax by participating in sports throughout the whole day.

  External green spaces with a multi-functional playground and fitness features are accessible to both employees and the public.

  Multi-story bike racks, changing rooms, and showers encourage people to cycle to work.

• Innovation
  Visionary’s mobile application comprises services provided within the property and keeps the tenants informed about what’s going on in the building and its vicinity.

Visionary is currently owned and managed by the Austrian real estate company CA Immo.
